Three things to ask before you sign a lease in Da Nang

Most of what goes wrong with a long stay is settled before anybody moves in, in a conversation that takes ten minutes.

The deposit

One month is normal. Two is common for a furnished place. Ask when it comes back and what it covers, and get the answer in writing — a message on Zalo is writing.

The minimum term

Six months is the usual floor. A three-month stay exists and costs more per month, which is fair rather than a trick.

Who pays for what

• electricity, almost always the tenant
• water, usually the tenant
• building management, usually the owner

If a listing does not say, ask. A number nobody has said out loud is not a number you have agreed to.
