Long-term rentals in Da Nang: questions before you commit
For a longer stay, the agreement and the building matter as much as the first impression. A comfortable viewing cannot tell you how repairs will be handled or what moving out will cost. Use the same checklist for every shortlisted home so a lower headline rent does not hide a less workable arrangement.

Define what “long-term” means in this offer
Do not assume a shared definition of a monthly or long-term rental. Ask for the proposed start and end dates, minimum commitment, payment frequency, renewal process and notice period. Confirm whether the quoted rent depends on signing for a particular duration.
If your plans may change, request the early-exit terms before negotiating the price. Put any agreed change into the final contract rather than leaving it in a chat that contradicts the document.
Check the cost of living in the building
Compare bills as well as rent: electricity and water charging methods, internet, parking, cleaning and any management charge. Ask which are included, which are metered and which can change. Request a written schedule rather than guessing from another apartment.
- Check where meters are and how opening readings will be recorded.
- Ask who arranges repairs, what counts as tenant damage and how to report an urgent fault.
- Check access hours, guest arrangements, pets and shared facilities against your actual needs.
Plan the end before the beginning
Agree how the deposit is held, what may be deducted, how a disputed deduction is documented and when repayment is due under your agreement. Make a signed inventory with dated photographs and note existing damage. Keep receipts for payments and keys.
On move-in day, compare the delivered home with the agreed inventory. Record missing items immediately. For a future extension, set your own reminder before the notice date; do not rely on an informal expectation that renewal will be automatic.
